When we moved into our early 2000s builder-grade house, we were met with white walls, beige carpet, and a blank slate. We desperately needed a builder grade living room makeover. It felt like a big, echoey space—definitely not a cozy, character-filled family room. But that’s the beauty of a builder-grade home: with a little bit of paint and a few thoughtful design choices, it can become one of your favorite rooms in the entire house. Over time, we’ve tackled our living room bit by bit, and today I’m sharing 8 of my favorite things we did to give it a more custom look and feel.
Whether you’re working with your own home, just moved into a new home, or are staring down a blank canvas in your dining room or living room, these updates make a huge difference—without needing to gut the space.


How to Giving your Builder Grade Living Room a Makeover
1. Start with Paint: Wall Color & Trim
The first thing we did in our builder grade living room makeover was choose a white wall color and contrasting trim color. Because our living room already had crown molding (which felt like a small gift from the builder!), I wanted to highlight it. We painted the walls in Simply White by BM and used Sculptor Clay by Behr for the trim. The contrasting taupe trim really drew the eye up and around, making the high ceilings feel even taller. A little bit of paint goes a long way when it comes to creating a custom feel.


This contrasting trim trick works especially well in builder-grade homes where the trim and wall colors are often exactly the same or the white thin trim looks flimsy and cheap. Adding contrast adds visual interest and allows architectural details, like baseboards and molding, to stand out.
It may seem boring, but I stuck with a neutral pallet. Our downstairs is small, open-concept and doesn’t get a ton of natural light so I didn’t want to bombard the small space with too much color. The open concept doesn’t allow for a good transition point in colors so I’d be committing to the entire downstairs. Plus, I like how white paint can act as a beautiful blank canvas for other accent colors.
2. Upgrade the Blinds
This might seem small, but changing out the standard blinds made a big difference. Most builder-grade homes come with aluminum mini blinds or basic vinyl blinds that are purely functional. They serve a purpose, but they rarely enhance the overall home design.
We chose Blinds.com Corded Woven Wooden blinds in the color Tibet Ivory. I really like how they can be pulled down from the top of up from the bottom to allow in natural light while still providing privacy. Plus, this swap gave us a chance to select a color and texture that worked better with our wall color and overall design vision.

It’s one of those updates that no one really talks about but makes your space feel instantly elevated. Whether you go with bamboo, linen, or even wooden blinds, it’s a great way to add sophistication.
3. Hang Curtains High and Wide
This is one of the easiest ways to make a room feel larger and more elegant. Hanging your curtain rod close to the ceiling and extending it beyond the width of your windows is a designer trick that never fails. It helps adds height, and creates a wider/taller frame for your windows that will make the windows and the room feel more grand.

We opted for neutral linen curtains for the spring/summer months (& burnt golden velvet in the winter) with black curtain rods for a modern classic look. The curtains made the living room feel finished and cozy, which was especially helpful when we were still filling out the space with furniture.
4. Replace the Ceiling Fan with New Lighting
Swapping the original ceiling fan for a beautiful light fixture was a great example of how just one change can transform a space. There are so many different looks you can achieve depending on the light fixtures you choose, but the important part is selecting one that matches the style of your home design and adds warmth to the space.


In our case, the ceiling fan worked fine but didn’t contribute to the feel we were going for. We chose a statement chandelier with aged brass details and matte black cone shades. It immediately made the room feel stylish and modernized it a bit.
Builder-grade lighting tends to be overly basic, but swapping it out is one of the best choices you can make. Don’t be afraid to go bold here—your light fixture can be art for your ceiling and are a really fun way to add a pop of contrasting style to your space.
5. Add a Ceiling Medallion
Once we installed our new chandelier, I felt like it needed a little more framing. We added a ceiling medallion and were shocked at what a huge difference it made. The medallion added just enough traditional detail to balance out the modern fixture. It’s one of those details you often see in an old home, and it gave our space that same sense of timelessness.


Ceiling medallions come in all sizes and styles, and many are lightweight and easy to install. It’s a small change that brings a high-impact, more custom look.
6. Upgrade Air Vents for a Fresh Look
Air vents are rarely the star of the show, but they make a huge difference when upgraded. We used Stellar Air Vents to replace our builder-grade covers, and it made the room feel cleaner and more cohesive.
The new vents were flush with the wall, easy to paint to match our trim, and didn’t distract from the rest of the space. This was one of those thoughtful design choices that helped everything feel more complete.

If you’re still working with original vents and registers, this is a small project with big payoff.
7. Give the Fireplace a DIY Project Makeover
Our fireplace was one of the most impactful transformations. We painted the firebox black (an easy but bold choice), added new gas logs, and DIYed a brick veneer surround. Then we thrifted and painted a mantel to finish it off.


This DIY project brought charm, texture, and warmth into the room—it instantly became one of our favorite things about the space. It gave our builder-grade living room that cozy, collected look you often see in magazine spreads or historic homes.
If you have a fireplace, it’s a great place to experiment. Try a new mantel, update the surround with tile or brick, or even just paint it out for a cleaner look.
8. Add Furniture and Accessories That Tell Your Story
The final layer was bringing in pieces that make this our own home. From cozy seating to layered rugs, art that means something, and a few vintage finds, the room finally feels like me (I’d say, “we”, but Kevin truly doesn’t care. And quite, frankly, I like it like that. FREEDOM!)
This is where the real magic happens. Accessories are a perfect way to fancy up a builder-grade living room and make it feel like a reflection of your life and style. I included a mix of old and new, soft and structured, and added in meaningful items that made the space feel lived-in.



Don’t feel pressured to finish the entire room at once. Let it evolve over time. Often, the most beautiful rooms are the ones that come together slowly and intentionally. Take time to thrift the perfect pieces or slowly collect family items that fit the space just right. The stack of books on the table are my grandfather’s college yearbooks. What a treasure!
